"A listing agent and a home seller can have the best intentions and spend all their time considering the marketing plan for the home..., but a critical factor that is far too overlooked... is not factoring in the number of 'Days On Market'.

...Rather than stressing that it's taking homes in the area 30 days longer to sell than last year at this time, sellers should instead start looking closely at how long their home has been on the market compared to the other area homes currently on the market. Why? Because that's exactly what high production buyer's agents will be doing when advising their buyers on an appropriate offer amount."
